Is this a new concept?
 
 

No. Large companies and developers have been 'Land Banking' for years. It is a highly effective and time proven system that has made enormous profits for many decades.
 
 

How secure is it?
 

Your security is in the land you buy. This is not a stock, bond or other intangible investment. This is a legal purchase of a piece of real estate that you own. It is YOUR very own piece of Thailand and sits well in ANY portfolio - yet unlike stocks, it can be touched, seen and visited.
 
 

What if I want to sell my units of land before planning or development occurs?
 

If individual owners wish to sell prior to the group selling to a developer or entering into a Joint Venture with a developer, owners will be free to sell to anyone they wish in the same manner to which they bought (subject to approval by Royal Siam).
 
Royal Siam will also be happy to offer assistance in finding a buyer as we have many clients who are keen to purchase prime Land. Many investors buy Land and trade it for a higher price before developers come in to make an offer. Obviously the longer you wait the more valuable your land becomes although it starts to rise in value from the moment you buy it.

 
 

What experience do you have?
 

Our experience is almost unlimited. We work with only the best Lawyers, Surveyors, Planning officials and Architects. We specialize in land throughout Thailand. We evaluate, then, if approved, acquire land, file for planning permission, and market it on behalf of our clients.
 
 

Can I purchase more than one unit?
 

Yes, you can purchase as many units as you wish, subject to availability and depending on the number of units you purchase, substantial savings can be made on multiple purchases.
 
 

How do I know that I have made a good choice?
 

Qualified Land Surveyors are used at all times and provide us with full studies and evaluations. This means you can be 100% confident that the Land you are about to buy is of exceptional quality and features many advantages when it comes down to appreciation and planning. How do we select the land and rate the selection?

In addition to the above, we also take many other factors into consideration when selecting our land. As with buying a house, the value is largely affected by outside influences such as local amenities, local schools and education facilities, access to motorways, airports and public transportation, as well as the general affluence of the area itself.

How is it that I can benefit from the dramatic increase in land values in Thailand even when foreigners canft buy freehold land in their own name?
 

For foreigners to be able to buy the land a Thai company is formed (in this case White Sands Beach Ltd.), with majority ownership being Thai nationals, however their class of shares is non-voting and gives them no say in the actual management or decision making of the company and therefore they have no economic interest in the assets of the company (in this case the land). The foreign ownership of the company, even though having a minority interest in numbers of shares, has 100% of the voting rights as they hold preferred shares, giving them 100% control over the company and its assets. This effectively enables foreigners to buy and sell land and benefit from the profit.
 
 

Is it 100% legal for foreigners to incorporate a Thai holding company for real estate?
 

Yes, large companies such as Toyota and Honda from overseas do it all the time.
 
 

Will I receive some certification that I own my interest in the land?
 

Yes, you will receive a share certificate that says you own a number of units in the company which in turn owns the land.
 
 

Will Thailand change their laws one day so that foreigners can own freehold land? If so, how will my investment be affected?
 

Sure, they will most probably change. Nothing will change on the investment, all that needs to be done is to delete the current common shareholding.
 
 

If land values are growing at 15-20% per year, is it really sustainable?
 

Yes, at least for many years to come, until Thailand (as a third world emerging market economy) changes to a first world country. In addition, the influx of retirees and vacationers worldwide, will keep driving the growth (12 Million tourists visited Thailand in 2004, by 2008 it is projected that close to 20 Million will be visiting annually).
 
 

I understand that I can resell my unit(s) before the land gets developed as it rises in value year to year. Are there a minimum number of years that I should keep the land before I need to liquidate and spend my money?
 

One can still expect to get an exceptionally good return on the investment in three or four years if a liquidation needs to be made. Royal Siam would be glad to help you resell through itfs distribution network, should you want to sell out prior to the whole area being bought by a developer.
